The property located at the address listed above will be referred to throughout this Agreement as the “Premises.”

By entering into this Agreement (the “Agreement”), you authorize SuiteMatch Inc. to act on your behalf in marketing and leasing the Premises. During the term of this Agreement, you agree not to sign an exclusive agreement with any other real estate agents or brokerages for leasing services. This Agreement is intended to supplement and modify the SuiteMatch Terms and Conditions (“TAC”), which are incorporated into this Agreement by reference.

You also agree to cooperate fully with SuiteMatch and any prospective tenants introduced by SuiteMatch, including by providing any necessary consents, approvals, or documents required to facilitate the leasing of the Premises in accordance with this Agreement.

1. You represent and warrant: * You are the legal owner of the Premises, or that you have full legal authority to lease the Premises on behalf of the owner. You further confirm that no third-party consent is required to authorize the leasing of the Premises under this Agreement.

4. This Agreement begins on the date it is signed and continues for seven (7) days. After that, it will remain unless either party provides written notice of termination. SuiteMatch may also terminate this Agreement at any time if you breach any of its terms. * i agree

5. You grant SuiteMatch non-exclusive rights to market the Premises. You may lease the Premises independently; however, if SuiteMatch notifies you of a pending applicant, you agree not to accept other applications until that applicant is reviewed. If you accept an external application outside of SuiteMatch, you must notify SuiteMatch immediately so that marketing efforts can be paused.* i agree

6. You confirm that all information you provide to SuiteMatch about the Premises is true and accurate at the time this Agreement is signed. SuiteMatch relies on this information to lease the Premises efficiently. If a lease cannot proceed due to false or misleading details you provided, you may be held responsible for paying the full SuiteMatch service fee. * i agree

7. If a SuiteMatch-referred applicant signs a lease for the Premises during the Term, you agree to pay SuiteMatch a service fee of $750.00. * i agree

8. Following a successful lease placement by SuiteMatch, you agree to pay SuiteMatch a fee of $350 for each lease renewal or extension by the tenant after the initial first year. This fee shall apply annually for each subsequent year the SuiteMatch-placed tenant continues to occupy the Premises. This compensation reflects the significant cost savings SuiteMatch provides, including reduced vacancy periods, and avoidance of turnover-related expenses such as unit cleaning, painting, repairs, and the time and cost of finding a new qualified tenant. * i agree

9. Electronic Signature * The parties agree that this Agreement may be executed and delivered by electronic means and that such electronic signatures shall be legally binding and have the same force and effect as original handwritten signatures. For the purposes of this Agreement, an “electronic signature” includes any electronic method—such as a typed name, scanned signature, click-to-accept button, or other electronic process—that is logically associated with this document and adopted by a party with the intent to sign. i agree
